HORSFORTH LOW LANE SE 23 NW LS 18 (east side, off) 8/136 Brookfoot House and 29.1.85 Pear Tree Cottage - II

House, now 2 dwellings, with attached cottages (unoccupied at time of survey, 1986). Late C17, remodelled in C18, and cottages added in C18; altered. Coursed squared sandstone with quoins, stone slate roofs. The principal element is a 3-unit formerly lobby-entry plan, with rear outshut. Two storeys and 3 bays; chamfered plinth; C18 inserted doorways at both junctions, that at the 2nd junction surrounded by altered coursing in the masonry, and with a break in the plinth on each side suggesting the position of a former porch; 3 recessed windows on each floor, all of 2 lights with flat-faced mullions and double-chamfered jambs, and all now casements with glazing bars. Raised gable copings with moulded kneelers; external gable chimney stacks with corniced chimneys, similar chimney on ridge in line with 2nd door.

Interior: altered, but retains, inter alia, moulded plaster beams and cornices, the top flight of a wide original staircase, a Tudor-arched chamfered doorway at rear of 1st floor, and at least one decorated cast-iron "duck's-nest" hobgrate at 1st floor .

Pair of Cottaqes attached and set back at left end, 2 units and 2 low storeys, facing to rear: 2 doorways with plain surrounds (lst altered as windows), 2 square windows on each floor, mostly 2-light horizontal sliding sashes with glazing bars, and small window at 1st floor.
