4430 (East Side) BEDDINGTON Garden Walls at Beddington Place (Carew Manor Special School) to north of Orangery Walls TQ 2965 SE 13/41 II GV 2. C17 to C18 garden walls enclosing a garden to east of Beddington Park Cottages with east wall of garden extending south until it meets at right angles a wall on an east-west axis which extends the whole width of the school grounds to north-east of the school buildings. East, south and part of the north walls to garden to east of Beddington Park Cottages are of brick with battered coping; north wall extends for only part of the north boundary of garden, eastern part of north boundary with railings; south wall of garden extends as far as Beddington Park Cottages; West wall of garden of later date with plain capping; eastern wall of garden continues southwards for same distance again, to east of C19 estate cottages [see OS map] until it joins at right angles an east-west wall [see above]; the latter east-west wall is also of red brick, is divided by brick pilasters into 21 bays and has battered coping; flanked at either end by brick pier with capping. To west of western pier, a lower renewed section surmounted by railings; to west again, an original section of walling partly broken down. At east end of pilastered wall, a section of plain walling which crosses the Wandle and joins at right angles a wall which continues northwards as the rear garden wall to Nos 96 to 114 (even) Crispin Crescent; this is partly renewed but in places is of brick similar in hue to walls enclosing garden behind Beddington Park cottages.

Parish Church of St Mary the Virgin, Lychgates, Churchyard Walls and wall along Church Lane, Orangery Wall, Beddington Place, gate and screen, Pigeon House, Nos 1 to 3 (consec) Beddington Park Cottages, premises occupied by Hockey Club and adjoining structure, East Lodge, wall south-west of Beddington Park Cottages and garden walls to north of Orangery and Beddington Place form a group.
