Pair of houses, now houses and flat. Numbered right to left, described left to right. c1824-1828, with later additions and alterations including those of mid-late C19. Pinkish-brown brick with painted stucco to front facade, Welsh slate roof and cast-iron railings. PLAN: double-depth with side entrances. EXTERIOR: 3 storeys with basement, 5 first-floor window range, arranged: 3-2, house to right having wide 2-storey bay, canted to ground floor, rectangular to first floor. First floor has 6/6 sash, blind opening, two 6/6 sashes, all with plain reveals and sills, to right a wide rectangular bay window with 2/2 sashes to centre and sides and dentil cornice. Second floor has 3/6 sash, blind opening, two 3/6 sashes, blind opening, 2/2 sash, all with plain reveals, sills. Ground floor: 6 steps to side entrances, part-glazed 4-panel doors, overlights with glazing-bars, in plain reveals and with Tuscan pilastered surrounds, frieze, cornice. A canted bay to each house, that to left has 6/6 sashes to centre and sides; that to right supported on decorative 'Ionic' column has 2/2 sashes to centre and sides. Basement: late C20 glazed doors and casement window. Frieze, low parapet, end and ridge stacks. To rear: 2 full-height canted bays with 9/9, 6/6 and 3/6 sashes. INTERIOR: not inspected. SUBSIDIARY FEATURES: lancet area railings and to sides of steps. HISTORICAL NOTE: Portland Place was laid out in 1823-4. Nos 4-14 (even) Portland Place and Nos 52 & 54 Grove Street (qqv) constitute an architectural group. (Cave LF: Royal Leamington Spa Its History and Development: Chichester: 1988-: 39).
