Planned model farm with farmhouse and attached farm buildings which include: workers' shelter, service kitchen, threshing barn with later horse-engine house, cider house, killing house, linhays and stables. c1850. MATERIALS: stucco, rubble, and rendered brick; house has dry slate roofs with shaped and pierced barge boards; some of the farm buildings are roofed with corrugated iron; rendered stacks with old clay pots. PLAN: overall very large plan with buildings surrounding 2 courtyards: a house court, with good cobbled yard, and a farmyard. The front court has a T-plan farmhouse with pair of linked rear service wings to its right-hand corner, the front of the house looking away from the courtyard. Left of the house is a single-storey shelter link (probable workers' shelter) building with its courtyard front open. Left of this, at right angles, is a deep plan range under 1 roof containing, from the front: farm kitchen with loft over; stabling and carriage house with loft over; the main entrance carriageway to the house court, with carriage porch on its left; a full-height threshing barn, and the farm carriage entrance. At right angles left of the barn, beyond the threshing floor, is a horse-engine house. Front and rear ranges of the farmyard, and a short range rear of the farmyard carriageway, are linhays. The right-hand range of the farmyard contains, from the front: a killing house with loft over; a cider house with loft over and porch on its right, and a single-storey presumed stable block which projects beyond the rear of the whole group. EXTERIOR: house is 2 storeys plus attics in a late Picturesque tradition; symmetrical 3-bay front with central attic gable. Original casement windows with glazing bars, some with margin panes (original windows of link building front, farm kitchen range, and to right-hand range of farmyard are cast-iron casements with latticed panes). 1:2-window range right-hand return of house has gable end of house front on the left and garden front of wing on the right with 3-bay verandah to ground floor carried on cast-iron columns with cluster of 3 shafts per column. The 4-bay courtyard front of the link building is carried on similar columns. The porches of the house court entrance, and the cider house, have gables with pierced barge boards and elliptically-arched doorways. There is a similar gable above the killing house (farmyard front). The house court entrance has its original pair of braced and vertical-panel doors with ramped top rails. Doors to the house court are original planked doors also divided into vertical panels. The barn doors are ledged and braced and there are pairs of ventilator slits at left and right of doorways. Stables have symmetrical 2-window front with 2-light casements and wide central doorway with planked door. INTERIOR: of house not inspected. Original queen-post roofs to original parts where inspected, including link building and barn. The later horse-engine house has a collar-truss roof of lower pitch. Cider house has some evidence for its former machinery in the floor structure, and there is a flight of steps up to the loft from the porch. Rix is a very good example of a planned farmstead with good attention to detail, including the fine carriage entrance doors and the latticed windows of the service and farm buildings. Compare more modest local examples of model farms with covered carriage entrances such as Coombshead (qv) and Hensleigh Farm (qv).
