Villa, constructed c1830.
MATERIALS: Ashlar under a shallow hipped roof with deep eaves and end chimneystacks.
PLAN: A two-storey house that is rectangular on plan with flanking side walls.
EXTERIOR: It has a symmetrical, classically-styled front (south) of three bays. There is a central projecting porch with slender Tuscan columns, and a six-panelled door, of which the top two are glazed. The entrance is flanked by sixteen-pane sash windows in staple openings and there are a further three sash windows to the first floor. To either side of the façade are rendered side walls with swept, curved copings and niches.
INTERIOR: Not inspected.
SUBSIDIARY FEATURES: To the front of the house is a low boundary wall and stone gate piers.
REASON FOR DESIGNATION: Grovecote, 50 Preston Road is designated at Grade II for the following principal reasons:
* Architectural: as a well-preserved mid-C19 villa, given an effective picturesque architectural treatment
* Design: the symmetrical and balanced design displays good quality craftsmanship using local materials
