Reasons for Designation

Nos. 695-697 Warwick Road, Solihull are listed at Grade II for the following principal reasons:

Architectural interest:

* they form an interesting and attractive group of modest C18 houses, converted to shops in the C19;
* they retain the majority of their original materials and the ground floor shop fronts appear to conform to their original appearance.

Group value:

* they form a group with No. 699 Warwick Road, which is statutorily listed at Grade II.

History

Nos. 695-697 Warwick Road form part of a terrace which appears to have been originally built in the C18 or early-C19. The terrace, as described in the listing description of 1976, extended less far to the west, and a comparison of the footprint of that building shown on the Ordnance Survey map published in 1975 overlayed onto a present-day OS map confirms this and shows that the present Nos. 691-693 also project to the north with two wings, which are roughly square on plan. The physical evidence of the building shows that the whole of No. 691 and 693 have been rebuilt in new brick, with some re-used hand-made tiles to the roof. Records forwarded by Solihull BC confirm that planning permission was granted in January 1974 for partial demolition and rebuilding of 691-697 with accompanying conditions about the use of matching materials. Parts of the external joinery of 695-697 at ground-floor level also appear to have been renewed in the later-C20.

Details

A terrace of office and shop premises which appear to have been originally built in the later C18 as housing and later converted to shops, with accommodation above.

MATERIALS & PLAN: red, hand-made brick, laid in Flemish bond with a plain tiled roof. The buildings are of two storeys with attic.

EXTERIOR: there is a cogged band at eaves level of the road front. No. 695 has a raised band between the floors. Both properties have windows to first-floor level with cambered heads. At ground floor level No. 695 has a glazed, C20 door to left, with a projecting hood supported on shaped wooden brackets. To right of this is an early-C19 bowed shop window. No. 697 has a projecting, square shop window which has a hood with moulded front edge. This continues over the doorway, which has a glazed door and moulded frame, both of which appear to be C20 renewals. Shaped brackets support the hood. To the roof are four, gabled casement dormers. The rear of both properties has been extended after 1976 in a Neo-Georgian style with sash windows that have cambered heads. The right flank abuts No. 699 Warwick Road (Grade II).
