BOVEY TRACEY SOUTHBROOK LANE
SX 87 5/85 Nos. 1, 2 and 3 Southbrook
- Cottages
GV II Three cottages, probably the remants of one or two former farmhouses linked to form
a single range. C17 with later additions. Cob and stone covered with roughcast.
Thatched roof, half-hipped at right-hand end; the right hand half of No. 1 is a
later addition, built straight on to the thatched half-hipped roof of original
building (visible in roof-space). Chimneystack on ridge in centre of range has a
thick rendered base, probably of stone, on right, with added rendered brick shaft
above; on left, a rendered brick shaft, probably a later addition. In left-hand
gable of No. 3 is a chimneystack with thick rendered base and a rendered shaft,
probably a later addition. In left-hand gable of No. 3 is a chimneystack with
thick rendered base, probably of stone, on right, with added rendered brick shaft
above; on left, a rendered brick shaft, probably a later addition. In left-hand
gable of No.3 is a chimneystack with thick rendered base and a rendered, shaft,
probably a brick addition, above. No. 2, together with left-hand half of No. 1,
probably formed a detached house of 2-room lobby-entry plan originally. The left-
hand half of No. 3 seems to have been a detached building of C17, later linked to
No. 2; it now has only one ground-storey room with stack in left-hand gable, but
in view of the quality of its fireplace detail it may originally have extended
farther to the left. 2 storeys, with single-storey additions at rear, and at left-
hand end. 5-window front. The centre building, comprising No. 2 and the left-hand
half of No. 1, is 2 widely-spaced windows wide. In the centre of the ground storey
is a metal-framed C20 window, formerly the doorway (local information) to the lobby
entry. To left is a C20 glazed door. To right a late C19 or early C20 wood
casement of 2 lights, each of 8 panes. In second storey 2 wood casements with
gables above, the thatch swept over them; left-hand casement has 2 plain lights,
right-hand casement matches the one below in ground storey and has a wooden board
over it inscribed 1764 in old lettering. Right-hand side of No. 1, set back
slightly, had C20 plank door divided into upper and lower sections. To right a
small 4-pane wood casement window. No second-storey windows, but in gable a wood
casement window of 2 lights, each with 6 panes. No. 3 is 2 windows wide. C20
glazed door off-centre to right approached by flight of 4 old granite steps; C20
thatched porch on 2 wooden poles. To left of it a C19 wood casement of 3 lights,
each light with 3 panes. To right a C20 wood casement of 6 panes with transom-
light. 2 second-storey C19 wood casement windows of 2 lights, each light of 2
panes. Interiors: No. 1 has fireplace in left-hand ground-storey wall with
chamfered wood lintel (stops mutilated) and plain granite jambs. Newel staircase
to right of it, beside chimneystack. 2 cupboards with good C19 panelled doors and
original metal fittings. Roof structure of older part, designed for thatch, has no
principal rafters nor even pairs of common rafters; each common rafter is supported
by a strut, the thatch being carried on thick spars laid across the rafters. No. 3
has thick battered wall between its 2 rooms in ground and second storeys. Right-
hand wall of right-hand ground-storey room is of cob on a heavy battered stone
plinth, and is probably the original gable-end of the lobby-entry house. In left-
hand ground-storey room in gable is a large fireplace with chamfered wood lintel
having scroll-stops with 2 notches. Roof, probably C19, has common rafters without
principals. No. 2 not inspected.
