2/56 Beare Farmhouse and front garden - area wall
GV II
Farmhouse. C15 core with C17 and C19 additions and alterations. Random rubble volcanic trap, rendered to front only, under gabled-end slate roofs once thatched. Originally a 3-room, through-passage plan house, with medieval smoke-blackened roof; 2 rear end wings, that to the right a C17 parlour wing, that to the left a C19 wing and apple loft with cellar. Stone axial stack with moulded cap backs on to Hall side of passage (ie. to the right); large stone external lateral stack with moulded cap heats parlour wing; a C19 internal front lateral stack with brick shaft heats former lower end. 2 storeys throughout. Front: 3-window range, late C19 2-light casement windows above, 6 panes per light; two 2-light windows of different size at ground floor to right of entrance marking hall and former inner room. 2 light windows to rear elevation, late C19 or C20, including a slated dormer; two 3-light openings to apple loft/cellar, the apple loft being reached by external steps. Interior: Hall with 3 cross beams, deeply chamfered with run-out stops. Left-hand room with C19 internal panelled shutters. The floor above the Hall is raised 45 cms above level of the floors of adjacent rooms. C17 doorframe gives first floor access into parlour wing. Roof: evidence of smoke-blackening throughout main range. 3 jointed crucks, one over lower end, the others above Hall. Lower end cruck smoke-blackened to both sides, originally closed. Of the 2 Hall principals, one retains its chamfered arched-brace, whilst that to the parlour end (also originally closed, and less heavily sooted to parlour side) has lost it. All morticed and side-pegged at apex. Purlins trenched. Diagonal ridge-piece and purlins sooted to extreme right-hand end. The rear courtyard enclosed by a rubble stone wall with slate roof with stones under. The front garden wall of ashlar with stone gabled coping is also included in this listing.
