House, now 3 flats. 1913. Red brick in Flemish bond and timber frame with stucco panels. Steep pitched plain tile roofs with clustered brick stack on left and right. EXTERIOR: 3 bays. 2 storeys. Facade facing "The Retreat" has on right of first bay a projecting timber porch open at front with moulded timber supports. Each left and right return has a mullioned and transomed casement with leaded lights and coloured glass. At rear of porch is a recessed half-glazed door with 2 moulded lower panels, glazed leaded lights to upper panels. Jettied half timbered first floor with stuccoed panels, facing weatherboarded gable, spike finial, 5-light wide mullioned and transomed casement with leaded lights and coloured glass over transom, bracketed sill. On left and right return is a similar 2-light casement set under eaves. To left of porch within recessed bay is a 2-light mullion and double transomed casement with opening lights below lower transom and leaded lights with coloured glass above top transom set under gauged brick flat arch, terracotta band at sill and head level. First floor has a 4-pane casement set under gauged brick flat arch. To right of porch is a narrow mullioned fixed casement and further right a 2-light mullion and transomed casement with leaded lights and coloured glass over transom. On first floor is a small 2-light casement set directly under projecting eaves. Further right is a recessed tripartite canted bay with at front a 4-light wide mullion and double transomed casement and similar flanking 2-light wide casements, leaded lights with coloured glass over top transom. Jettied first floor with facing gable, half timbered with arched braces and stuccoed panels, spike finial, 4-light wide mullion and transomed casement with leaded light and coloured glass over transom, set under pedimental shaped flat timber lintel. Return on right facing Grove Road South has on left a 2-leaf half-glazed French casement with side screens, leaded lights over transom. On right is a tripartite canted bay similar to main facade with on first floor a half-timbered facing gable and stuccoed panels, 4-lights wide transom and mullioned casement. To left of gable at roof ridge level is a facing half-timbered gable with 6 small 6-pane casements set under deep timber lintel with round-headed soffit inset over each
casement. INTERIOR not inspected.
