GV II House. Early C17 converted in mid-C19, and extended in C20, part of former Bedgebury Estate

MATERIALS: red brick, sandstone dressings and tile roof

EXTERIOR: Estate cottages in the Bedgebury Estate style. Red brick in English bond with sandstone dressings and plain tiled roof. Single storey and attic, with central gabled cross-wing with moulded pendant bargeboards, as to gable ends. Three gabled and moulded dormers. Moulded stacks to left, to central gabled cross-wing and to rear and right. Bay window to centre with wooden casement over, with 2 casements to left and to right, all with stone surrounds. Boarded doors to left and to right in stone, arched surrounds, that to right with gabled half porch. Recessed at end left a late-C20 extension, well extended and matching details. One storey and attic with identical dormer, bay window and stone surrounds to windows. The C19 details similar to Tower Cottage opposite.

REASONS FOR DESIGNATION: Nos 2 and 3 and Sycamore Cottage, Bedgebury Cross, Bedgebury Cross, Tunbridge Wells are listed for the following principal reason: * Architectural Interest: a good example of estate cottage style * Group value: located opposite Tower Cottage, listed Grade II, originally also part of former Bedgebury Estate.
