Villa. An early C19 remodelling of an earlier building with some late C19 and C20 alterations. Stone and cob, whitewashed and stuccoed ; 2 span slate roof, hipped at ends with deep eaves to the main block, single-span slate roof to right hand block ; stacks with rendered shafts, 2 to each end. Plan: Double depth main block with a central entrance from the garden into a passage with the stair hall behind the passage and a rear door to the street from the stair hall. A later C19 1-room plan addition at the left end provided a lobby or garden room with a flat-roofed terrace over. At the right end a single depth block, set back from the front elevation may have originated as a stable block and forms a small courtyard with service rooms adjoining a conservatory at the right end of the main house. The double depth block was extended at the rear in the later C19 providing service rooms to the rear right kitchen and a narrow passage behind the rear left parlour. A lease of 1808 refers to "2 dwelling houses" on the site which were leased by John Comyns of Wood to Thomas Boone, a builder, with clauses relating to any building work which might be carried out (lease in possession of owner). Exterior: 2 storeys. The main block has a 1:3 bay front, the one bay to the flat- roofed left end addition which has C19 iron railings to the roof. Three 2-leaf 2- pane French windows behind a verandah on posts, the right hand end of the verandah filled in, the French windows flanked by 2-light transomed windows. 2 first floor late C19 4-pane sashes, the 3 right-hand windows with shutters. Late C19 tripartite sash to ground floor left. A late C19 conservatory adjoins the right end of the house. The single depth block at the right has late C19 or C20 sashes and casements and one C20 attic dormer. The rear elevation, facing the road, has a C19 panelled door with a reeded doorcase and C19 and C20 windows including 6 first floor late C19 sashes. Interior: Good survival of probably early C19 joinery, including shutters, panelled doors (including a Gothick arched door and doorframe between the passage and stair hall) ; a stick baluster stair with a ramped handrail; early C19 reeded cornices to the principal rooms and a complete set of late C19 high quality marble chimney-pieces with intact ironwork and tiling. The wall between the 2 left-hand rooms has been partly removed and the chimneypiece re-sited on the rear wall : the left-hand lobby has unusual late C19 shutters concealed behind dado panelling below the window sills. An evolved villa, one of several in Fore Street.
