3/21 East Coombe Farmhouse - GV II

Farmhouse. Mid-late C17, modernised circa 1940. Plastered granite stone rubble; granite stack with granite ashlar chimney shaft; thatch roof. Plan: 3-room plan house facing south. It is built down a slope. Parlour at downhill end, the left (west) end, and kitchen in centre. Large axial stack between these rooms serves back-to-back fireplaces. Rear lobby entrance on to side of the stack and a winder stair rise from kitchen against front side of the stack. The upper end room is unheated and terraced into the hillslope. It was originally divided axially into 2 rooms of equal size, probably then a pantry and dairy. It has been rearranged and converted to the present kitchen and bathroom. 2 storeys with a woodshed on right (east) end. Exterior: irregular 4-window front of C19 and C20 casements with glazing bars. The ground floor left window has been converted to French windows. The roof is hipped each end. In fact the right end is gable-ended and hipped over the woodstore which stands on top of the terrace. Similar fenestration to rear. Main doorway has C19 6- panel door. Secondary C19 plank door to service end and alongside it a granite trough is built into the wall and projects from it. Interior: the parlour was modernised in C19 and shows no earlier features. The kitchen fireplace is exposed; built of granite ashlar it has a hollow-chamfered surround and has a side oven (relined with C19 brick) under the winder stair. 3-bay ceiling has one original roughly chamfered crossbeam; the other is a C20 replacement. Axial roughly-finished beam in service end. Most of the joinery detail is C19 and C20 but there is one C17 studded plank door with applied panels to the bathroom (it has been reset). Roof of original A-frame trusses with pegged lap- jointed collars. East Coombe has an interesting mid-late C17 plan and a most attractive valley setting. It is complimented by a group of granite farmbuildings, the oldest of which are listed.
