TL 31NE THUNDRIDGE COLD CHRISTMAS LANE (north side) 2/18 Sawtrees Manor (Formerly listed as 24.1.67 Sawtrees Farm House under General)

GV II*

House. C15 or earlier, greatly extended in mid C16, C17 parlour wing added on S. Capital messuage of manor of Sawtrees recorded in C15 (VCH (1912) 379. Timber frame plastered with steep old red tile roofs. Red brick sill walls and chimneys. 3 main periods: Oldest at W end a small former open hall now of 2 bays with floor inserted. W end hipped with a gablet. Single-framed collar rafter roof heavily smoke blackened. Diamond mullioned window on N contemporary with inserted floor (?C17). Former E bay of hall removed when a wider very long jettied range was added in mid C16 extending to E and facing S. W room of this probably a new hall, pantry and buttery off passage in next bay to E, and then a 2-bays parlour with decorative crown-post roof to long chamber over. External lateral chimneys on N side near each end of range. Final period when a 2-storeys cellar and attic, 3-bays, C17 range was built out at right angles to the jettied front, with a winding stair and new entrance in the bay next to the older range. This has a lateral chimney on the W next to the door, now blocked. At the same period a well finished floor was inserted in the old C15 hall, and a central brick chimney was built off the floorbeams of the upper floor of the C16 range. The resulting T-plan house has roughcast walls, 3-light casement windows to upper floor, flush box sash windows to ground floor, with 6/6 panes in the long range but 2/2 in the C17 gabled front wing. Boarded door with small-paned window above doorway. Hollow-chamfered curved brackets to the jetty. Interior has signs of added diamond-mullioned 3-light windows to upper floor of C15 hall, elaborate moulded axial beams over ground floor rooms of C16 range which also has a collar-rafter single-framed roof over its W bay but a collar-purlin and crown- post roof with braces to the rest, and 4-centred brick fireplace to chamber over pantry. C17 wing has fine small panelled wainscotting with channelled frieze, mitred mouldings and cornice to upper room, and 3-light hollow chamfered mullioned blocked window of the jettied range exposed in the staircase to the attic. A little altered late medieval manor house of great interest. An important landscape feature. (RCHM Typescript).
