SUTTON TM 24 NE 5/133 Ferry Farmhouse at TM 278 478 II Farmhouse. C16 with C18 and C19 additions. Rendered timber framing with wattle and daub infill and rendered brick with plain tile roof, probably C16 spine having a baffle-entry 3-cell plan, with C18 and C19 wings forming an open courtyard plan. Originally thatched. Two storeys. Entrance front (originally rear) 2 storeys, gabled roof with outshut at right with a catslide roof. Doorway at right of centre. To right of this is a 3-light ground floor C19 casement window and to left of this a 4-light similar window. To the extreme left are two casement windows of 2x3 panes and at far right in the outshut a single casement window of 2x2 panes. To the first floor are three 2-light casement windows at right with one 3-light casement at left of greater depth and with leaded lights. Left hand side: the gable end has one 3-light C20 casement window to the ground floor and one 2-light similar window to the first floor. The C17 wing at left of this has a 3-light and a single-light ground floor window and a 2-light C19 first floor window. Right hand side: lean-to outshut to the gable end with a C20 single flue chimney stack to the outer face of the gable. To right of this are a 2-light and a 3-light ground floor window with a doorway at far right and 2 casement windows to first floor level of C20 date. Rear (originally entrance front): projecting gabled wings at right and left of C19 and C18 dates respectively with outshuts running between and abutting the rear of the earlier range. The right hand gable has C20 French windows to the ground floor with a 3-light C19 casement above. The left hand wing has a 2-light ground floor and a 3-light first floor casement window. The first floor windows to the rear of the earliest range are of 2 lights at left and a single light at right.

Interior: The central ground floor room has jowled wall posts supporting chamfered ceiling beams with stepped run-out stops and rafters with similar end stops. Timber framing to the walls including the ground sills to the external walls and blocked windows to rear wall. Lengthy chamfered bressumer to the hearth which is now reduced in width by the building of a bread oven within the hearth space. One further ground floor room has a similar ceiling, a C20 fire surround and an early C19 buffet cupboard with shaped shelves to an arched niche and hollow dentilled cornice. The third ground floor room (at right on the entrance front) has been subdivided by later walling to form a passageway and a smaller room which is, also formed from a portion of the large central room. The outshut to the right hand gable front has exposed timber framing which appears to be of late C17 or early C18 date. The baffle entry (now at rear and blocked) led into a lobby from which rises the staircase which is a single flight with two 1/4 turns. The first floor in this range has chamfered ceiling beams and jowled brace to the lower wall showing at right and a cambered tie beam. The C18 wing has a massive chamfered ceiling beam at ground floor level (perhaps re-used from elsewhere) and several re-used beams to the first floor.
