Villa and attached railings. c1828-1838 with later
alterations. Probably by William Thomas. Brick with painted
stucco facade and Welsh slate roof with cast-iron verandah and
railings.
EXTERIOR: 2 storeys, 3 bays, the outer bays are canted to full
height, with basement and attics to gables and 2-storey
entrance bay recessed to right. First floor: moulded band; 1/1
sashes throughout, narrower to sides of bays, all with horns
and in plain reveals with tooled architraves and sills.
Cornice on consoles. Parapet with balusters. Ground floor:
canted bays have tall 1/1 sashes with horns, narrower to
sides. To centre, 6 roll-edged steps to 4-pane French windows
with divided overlights. Entrance to bay to right: 5
roll-edged steps to 8 fielded-panel door with cambered
overlight in moulded architrave, set behind distyle fluted
Doric screen which adjoins No.29 Beauchamp Avenue (qv). Tall
paired end stacks. Concealed basement to front, 3/3 sashes to
left return. Left return has 6/6 sashes. Verandah to ground
floor, centre has double-rod-with-anthemion-and-paterae to
uprights and frieze.
INTERIOR: not inspected.
SUBSIDIARY FEATURES: railings to sides of steps have
double-rod-and-paterae motif.
HISTORICAL NOTE: Beauchamp Avenue was laid out c1828-31, most
houses on the north side were built by 1838.
Occupies a corner site and forms an architectural group with
Nos 29, 31 and 33 Beauchamp Avenue (qqv).
