Semi-detached villa. c1834 with later additions and
alterations, including mid-C19 bay windows. Pinkish-brown
brick with stucco to side facades and painted stucco to front
facade, and Welsh slate roof.
EXTERIOR: 3 storeys with basements, 3 first-floor windows
arranged 2:1. First floor: band interrupted by bay windows
surmounted by 4 Ionic pilasters through first and second
floors to ends and a pair to centre. Two 1/1 sashes in plain
reveals and with sills; crenellated bay to right has 2/2 sash
between 1/1 sashes. Second floor has two 1/1 sashes and two
2/2 sashes.
Ground floor, end entrances: 4 steps to part-glazed, panelled
doors with overlights, that to left has fanlight with radial
glazing-bars and C20 Doric porch.
Canted bay window to basement and ground floor has 1/1 sashes;
further bay window from basement through first floor to left
has 2/2 between 1/1 sashes to ground floor and with sills.
Basement has 8/8 sash and partly-concealed casement. Frieze,
cornice, blocking course, copings. Central ridge and end
stacks. Copings to gable ends.
INTERIOR: No.35 has staircase with wreathed handrail and stick
balusters; marble and slate fireplaces; egg-and-dart cornice
to front room, ground floor; modillion cornice to hall and
arch with eagle corbels; first floor has 2 fireplaces and
moulded cornices; second floor has stone fireplaces and
cast-iron grates. No.37 has similar staircase.
HISTORICAL NOTE: Binswood Avenue was laid out c1828, houses to
the west were completed by 1834.
Nos 31-45 (odd) Binswood Avenue (qqv) constitute an
architectural group with No.13 Kenilworth Road (qv).
