Villa and attached railings. c1825-32. Stucco over brick with concealed roof, ridge and rear stucco stacks, iron railings. EXTERIOR: 2 storeys with basements, 3 first-floor windows. Stucco detailing includes end pilasters, first-floor band, tooled architraves to ground-floor windows; crowning frieze, cornice and blocking course. 2/2 horizontal-pane sashes where original in plain reveals and with sills. Basement has 8/8 sashes. Flight of 7 roll-edged steps to central entrance, distyle Ionic porch with architrave, frieze and cornice with blocking course; within a 3-panel, part-glazed door between pilaster strips with sidelights and overlight. 3 windows deep to right return: 2/2 horizontal-pane sashes where original with tooled architraves. Conservatory to left return has 6/6 sashes and dentil frieze. INTERIOR: not inspected. SUBSIDIARY FEATURES: X-motif railings to sides of porch; scroll-motif boot scrapers. HISTORICAL NOTE: Park Place was developed by 1832. (Chatwin A: Cheltenham's Ornamental Ironwork: Cheltenham: 1975-1984: 34).
