Detached villa. c1820, altered mid C19 with some late C19 additions. MATERIALS: Limestone ashlar, shallow-pitched hipped slate roof with paired brackets to wide eaves and moulded axial stacks flanking the door. PLAN: Double depth with a lower C20 two storey left wing. EXTERIOR: Two storeys and lower ground floor; virtually symmetrical three bay front pierced with a single central window at first floor level; set back range added to right. The rear and the right return have a coped parapet, cornice and frieze; it is possible that the house was refronted, cornice removed and the bracketed eaves inserted mid C19. The symmetrical front part steps slightly forward, the former cornice and frieze continue as an eaves cornice and frieze. The centre steps minimally forward, to the centre of the frieze is a raised panel with guttae over a three/six pane sash window and a semicircular recess to a former doorcase. Small raised panels flank the first floor and blind windows flank the ground floor. A flat roofed porch block covers the central and left hand ranges; a late C19 glazed vaulted passage with wrought iron scrollwork to the tympanum covers the entrance and extends to the front wall. The rear has six/six pane sash window and late C19 horned two/two pane sashes. A single storey bay with canted corners has a broken pediment and blind balustrade. INTERIOR: Not inspected. HISTORY: A fine late Georgian villa forming part of the upward development of Bathwick Hill. The date is taken from the conveyance from the Earl of Pulteney¿s estate. John Pinch the Elder was almost certainly involved in the design. SOURCES: `Beyond Mr Pulteney¿s Bridge¿ (Bath Preservation Trust exhib.
