Shop with accommodation over. c1810 with C20 addition. MATERIALS: Limestone ashlar with Welsh slate roof, largely hidden from street. PLAN: Single depth plan, back-to-back with No.13 Union Street, redeveloped. EXTERIOR: Three storeys and attic. Cornice cove and parapet. Coupled windows. Small c1900 shopfront. Paired windows above, six/six sashes in plain reveals. Cornice cove, parapet, mansard roof, ashlar stack without pots to left. INTERIOR: Not inspected. HISTORY: Union Passage is a street line known to survive from the Saxon period; previously Cox Lane, it is shown on Smith's Map of 1588. This property has been altered, and is included for group value. It appears to be built to an earlier building line than those properties on the west side to the south of it. The steps up to Upper Borough Walls outside reflect the build up of refuse against the City wall, and this property may be to the medieval street line rather than the widened one following the Bath Improvement Act of 1789.
