Terrace house. Completed 1790 with C19 and C20. By John Palmer, built by Charles Viner. MATERIALS: Limestone ashlar to front, painted to ground floor and basement, rubble with small ashlar and rendered extensions to rear, double pile parapeted mansard roof, Welsh slate to lower slope to front, double Roman tiles, two ashlar stacks with some early clay pots on coped party wall to left. Staircase to rear. EXTERIOR: Three storeys, attic and basement, single-bay three-window front. First floor has three grouped plate glass horned sashes, narrower to left and right, in plain reveals. Second floor has three similar sashes with continuous stone sill. Ground floor has to left plate glass horned sash in plain reveal with stone sill, to right door with reeded, fielded and single glazed panel with C19 cast iron door furniture in plain reveal in doorcase with panelled pilaster strips with console brackets supporting moulded cornice, one step to pennant paved crossover with wrought iron footscraper. Basement has eight/eight sash in plain reveal with stone sill, plank door with overlight in ashlar infilling under crossover, C20 area steps. Double dormer with six/six sashes in moulded architrave. Timber bressumer and moulded band course over ground floor, frieze, moulded eaves cornice and coped parapet. Upper lengths of downpipe to right lead. Rear elevation has plate glass horned sashes, small ashlar extension, rendered hanging lavatory extension and C20 timber and glass hanging veranda; six/six sashes in double dormer. INTERIOR: Not inspected. SUBSIDIARY FEATURES: Attached wrought iron railings and gate with cast arrow heads on limestone bases. Part of incomplete St James's Square development on land leased by Fielder, King, Hewlett and Broom from Sir Peter Rivers Gay 25 March 1790; Marlborough Street forms one of the four diagonal approaches to St James's Square. Underlease to Charles Viner 5 October 1790 for 96 years from 24 June 1790. SOURCES: (Abstract of title of Sir J F Rivers ... to property sold 1856: DEED PKT 2379 & MAPS).
